The challenge
More than 164,000 households across the UK are living in temporary accommodation, much of it unsuitable. Meeting this need is estimated to require around £40 billion to deliver enough safe, settled and affordable homes. Local authorities are under financial pressure, and the supply of housing has not kept pace with demand.
Our approach
We invested in the Resonance Housing Pathways Fund to bring long-term institutional capital into settled housing for people experiencing, or at risk of, homelessness. Resonance has spent more than a decade proving this model works. Our aim, alongside other investors, is to scale it so that many more people can move on from temporary accommodation into a safe, stable and affordable home. There is no single answer to the housing crisis, but investment of this kind can be part of the solution.
The fund
The Resonance Housing Pathways Fund (RHPF) is Resonance's first open-ended homelessness property fund. It acquires and refurbishes homes across the UK and works with specialist housing partners, who let them to individuals and families facing homelessness at rents aligned with Local Housing Allowance levels, alongside appropriate support.
The Fund reached a first close of £118 million in July 2026, with a target of £700 million in assets by the end of 2030. It is seeded with more than £100 million of existing portfolios from two established Resonance funds and will expand across the UK over time.
